Passmores Oak-Fronted Carriage Houses (also called Cart Lodges) are ideal if you are looking for functional undercover parking for your home, which delivers a stunning design and great value for money. The stylish oak entrance frame gives generous drive-through clearance for all sizes of road car, including Range Rovers and other vehicles of a similar size.  

The timber used to build our carriage houses has been ethically-sourced from the forests in Northern Sweden. All timber has been treated to ensure your building remains resilient against the weather, and lasts for years. 

Entrances are constructed from 150 x 150 (6' x 6') sawn green oak with curved braces, morticed, tennoned and pegged in the time-honoured way.

Single, Double or three bay Carriage Houses are available in a range of 12 popular sizes.

A Garage, Workshop, Cart Lodge (tiled roofs only) or Log Store can be attached to create a beautiful country outbuilding of individual design to meet your own particular requirements.

All our Carriage Houses are available with a choice of 22-degrees pitch felt roofs or steeper pitch roofs to suit conventional house tiles or slates. For slates and interlocking concrete tiles select 25-30 degree pitch and 35 degree for plain tiles.

A Passmore Carriage House ready for tiling is constructed to an exceptional specification and is suitable for all types of tile up to 878N/m²

We also offer an internal lining kit for Carriage Houses and Cart Lodges.

Building Regulations approval is usually required for buildings larger than 30m². (5.4m x 5.4m = 29.16m²). All our Carriage Houses exceed the structural requirements of the Building Regulations and we can prove it by calculation, so we guarantee that you won't suffer from sagging walls or roof when you buy a Passmore building.

A Carriage House clad in dark stain sawn featheredge weatherboard and under a 35 degree pitch plain tile or natural slate roof, frequently provides a solution for garaging in a conservation area or within the grounds of a listed building.

Our range of felt roof Carriage Houses offer the appeal of a traditional country outbuilding without the price tag associated with a bespoke unit.

Walls of our Carriage House (also called Cart Lodge Garages) are 2.30m high and constructed from 4 x 2 CLS framework, diagonally braced or sheathed in 9mm osb as necessary.

Choose from 19 x 125 planed shiplap or 2 ex. 32 x 150 sawn featheredged weatherboard cladding. Both are machined from joinery grade Scandinavian Redwood timber to Passmores pattern with deep rebate and pressure treated for a long life with low maintenance.

The use by Passmores of high quality joinery grade redwood cladding is, we believe, unique in our industry. The benefits are increasingly felt as the building ages with reduced shrinkage and warping, fewer splits, curling and loose knots.

Our roof structure is demonstrably better than the majority of our competitors. Instead of widely spaced trusses and lightweight corrugated roof sheets we use house specification trusses spaced at 0.6m (2") intervals supporting a 15mm thick roof deck. This roof is so strong that PV solar panels can be fitted on top without the need for any modifications.

Our standard roof finish is high performance Ruberoid Challenger polyester 180 green mineral felt. Optional upgrades include Welsh grey mineral felt tiles or a multi layer felt roof built up in hot bitumen.

All our Timber Carriage Houses are built to a precise modular design at our manufacturing centre in Strood, nr Rochester. Each building built is careful hand and machine crafted with precision to ensure your structure has the perfect fit.

Once your timber carriage house is ready to leave our factory, it will be careful packaged and transported to your desired location where it will be erected by our skilled installation team. All carriage houses will require a firm concrete base to sit on. We will confirm that you have this in place before delivery.

Over the years, our installation and construction have become experts in their field. They are efficient and understand the most efficient way to erect your timber building. The construction is usually x days for Single Garages, x days for Double Garages, x days for Sports Pavilions and 1 days for equestrian and smaller buildings. 

We take impact on the environment very seriously. That is why we source all our timber ethically from the forests of Northern Sweden. Every timber building can be traced back to it’s sourced location with our supplier, Stenvalls Trä AB, who ensure responsible forest management and adhere to the highest bio-diversity standards.

All our timber carriage house buildings that are delivered within the mainland UK, carry a 12-month warranty against faulty materials or workmanship.

Whist defects are rare, they do happen on the odd occasion. Normally any defect will show in the first few months of the your carriage house building’s life as it settles onto its foundation, and we will be happy to repair it.
