When our client moved into their stunning Grade II Listed 17th-century Farm House near Tunbridge Wells in Kent, they sought an outbuilding that would complement their historic property whilst meeting their day to day needs. Their choice of a Passmores three-bay carriage house perfectly exemplifies how our 115-year heritage of timber craftsmanship continues to serve modern requirements.

The brief called for a versatile structure incorporating two open car bays and an end unit suitable for conversion into a home office. Maximising the available space, the clients opted for our generous 6-metre depth specification and wider bays, providing ample room for both vehicles and workspace.

The carriage house showcases our renowned attention to detail, featuring magnificent oak frontage with 150 x 150 sawn green oak entrances. True to traditional craftsmanship, the curved braces are morticed, tenoned and pegged using time-honoured techniques that have been the cornerstone of Passmores' reputation since 1909.

Architectural harmony was important in this project. The 35° pitch trussed rafter roof, finished with reclaimed Kent Peg Tiles, perfectly complements the main property's aesthetic. Roof lights and windows in the rear of the office section ensure natural light floods the space, whilst maintaining the building's classical proportions.

The end unit's transformation into a fully lined, electrically equipped office space demonstrates the versatility of our designs. Today, it serves as both a music studio and the office for the client's consultancy business. They also chose an optional log store, seamlessly integrated into the side of the building under the cat slide roof, adding both practical winter fuel storage and visual appeal.

Our commitment to sustainability played a crucial role in our client’s decision-making process. The slow-grown Swedish timber we use not only offers superior durability but also reflects our dedication to ethical sourcing—a consideration that resonated strongly with the family as they established their forever home. They also managed to save money against a full oak structure, without compromising on the aesthetics.

Client Testimonial:

"Having recently moved into our family's forever home, we wanted an outbuilding that would stand the test of time, and also compliment the style of our house. Passmores delivered exactly that. The quality of craftsmanship is exceptional, yet the price point was about 40% more competitive than a full oak barn.

From our initial visit to their Rochester showroom through to the final day of installation, the team's expertise and professionalism were outstanding. Their guidance through the planning process was invaluable, and the installation team completed the entire project in just three days. We couldn't be more delighted with the result."
